What is a home measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they walk the home, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the overall layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service necessary?

Challenging real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — which means you may be paying for more space than you own! Unless an appraiser has recently executed an evaluation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before disputing what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your home on the market

A home measurement service can secure fair market value for your home. Square footage is one of the biggest elements potential buyers consider when purchasing a home — but since these values are often estimated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only dependable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or home measurement service carried out by an appraiser (after any updating that may have affected square footage).

Information for real estate professionals

To ensure that your client's home sells at a price that properly reflects true market value, we recommend asking for a measurement of the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for enticing potential buyers because they can view the layout and attributes of the home before and after touring.
